TLA Talks Annual Dues Dollars and CentsBy Karl Stephens, CMCA, AMS, PCAMGeneral Manager/COO
Thanks to our Members, we are at 49% turnout for our Annual Dues Vote! Remember, we must reach a quorum of 60% for a valid vote. If you have not voted, please do so today.
In the meantime, let’s take a look at how some of your Association dollars are used to improve the infrastructure throughout the community to keep your property values high and ensure The Landings remains a competitive choice for home buyers. Join Public Works Director Sean Burgess and me as we review the conversion of our community paths from asphalt to concrete, which saves your Association money in the long-term. We have been working toward this transition for the past decade, and the work soon will be complete.
Click here to view the video, and don’t forget to vote “Yes” to protect your community assets and ensure The Landings’ next 50 years are even better than the first.

Budget Talk: TLA's 2022 Audit ResultsBy Karl Stephens, CMCA, AMS, PCAMGeneral Manager/COO
The Landings Association's Finance Team has closed the calendar year 2022 and received an unmodified audit opinion.
These results may sound Greek to some people. However, they are the results we wanted and mean the Association's financial health is in excellent shape. Join Finance Director Jessica Henderson and me as we discuss the audit process and what these results mean.

If you’ve been to Landings Harbor lately, you’ve noticed a buzz of activity. That’s the sound of our annual dredging program that removes silt from the basin, allowing boats to come and go.
Join Marinas Director Larry Sincoskie and me as we discuss this year’s work, and touch on a new bubbler curtain system that now has been approved, to try to keep silt out of the basin in the first place, which would save money over time.

I’m not sure if it’s a coincidence, but ever since Jaws, boats have gotten wider and taller. Great for enjoying our coastal environment, but not so great for The Landings Association’s aging dry storage racks at Landings Harbor Marina.
Those racks are due for replacement, based on reaching the end of their lifespan, and we are taking this opportunity to increase the width and height of each space, to better accommodate today’s popular boat sizes. This also will provide some additional spaces for some of those on the waitlist.
Join Marinas Director Larry Sincoskie and me as we discuss Phase 1 of this project, that begins today (January 23) with the construction of the ground level racks.

Every Day is a Winding Bridge!

The repair and replacement of the Islands of Deer Creek bridge is now complete.
When this project was first bid out to contractors, the cost came in at close to $600,000. Through re-engineering and bringing much of the work in house, the updated price was $341,000. But thanks to diligent work by staff to work with the engineers to make modifications during the project, based on the condition of the portions that could be reused, we brought that cost down to just around $200,000. That savings helps offset overages in other areas, like Storm Drain repairs, as we continue to maintain our 50-year-old infrastructure.
Join Construction/Project Management Manger Bill Campbell and me as we explore the now completed project.
